What is our role as a Management Company?
Our company provides you with a full service management solution. We offer you a customized plan based on your property needs. We have fully trained and licensed Community Association Managers (L.C.A.M.) who oversee your daily operations and ensure that all Standard Operating procedures and protocols are being followed.
One of the most important benefits that we bring to your community is the ability to help you manage costs and enjoy dramatic savings. We analyze, in a detailed manner, the financial situation of each association with the goal of reducing the monthly fees and property expenses.
Our services can be provided collectively or individually. Our goal is to assist the Board with its functions and responsibilities and in doing so allow the property to become a better living environment for all.
Bookkeeping: Including accounts payables, bank reconciliations and monthly reports (Balance
Sheet, Income Statement Check Disbursement Listing) to the Board Members.
Assist in preparing of the annual budget for the Association. We analyze previous year’s expense history, mail notices with appropriate time-frames and mail coupons to homeowners.
Handle collections and assist attorney with delinquent accounts.
Receive, address and resolve issues/complaints in the briefest time possible.
We send out letters addressing violations and follow through until they have been resolved.
Monitor and oversee work done by general contractors and subcontractors as needed.
Prepare and assist with the Annual Board Meeting.
Assist in the implementation of the policies for the Board of Directors
Work alongside the Association's attorney concerning any legal matter that may arise.
Our answering telephone service provides answers to emergency calls 24 hours a day on holidays, weekends and after office hours.
Prepare all correspondence to the communities as well as surveys/inquiries.
Conduct Regular Inspections.
Assist in the enforcements of the rules and regulations for each community.
Maintain a direct, open and respectful communication with all residents of the communities.
